Midvale sits near the center of the Salt Lake Valley, surrounded by dense housing, transit, and retail, and long undersupplied for the kind of climate-controlled storage residents there actually want. A vertical building is the only way to meet that demand on a lot this size. Every floor above the first is rentable area the parcel would otherwise never have produced.

The facility pairs a pre-engineered steel structure with climate-controlled interior storage. Finished corridors organize circulation on every level, partitions and roll-up doors define the individual units, and a commercial exterior closes the conditioned space with a clean street presence. Johnson Construction completed the construction work for the building and its interior systems, documented from the finished exterior through the aerial site and the climate-controlled hallways.

Going vertical raises the stakes on the structure. The steel has to carry stacked floor loads of stored goods, the envelope has to seal a conditioned building against Salt Lake Valley winters, and the elevators and corridors have to keep an upper-floor unit as easy to reach as a ground-floor one. Multi-story self-storage construction only pays off when all of that is handled, and Midvale is built to that standard.
