Project Profile
A Ground-Up Multi-Level Build off Timpanogos Highway.
- 84,446 sq ft over multiple levels
- Built ground-up: framing to finish
- Two elevators, two stairwells
- Climate-controlled interior units
Timp Highway Self Storage sits at 275 West Bullriver Road in Lehi, on the Silicon Slopes stretch of northern Utah County where Timpanogos Highway feeds one of the fastest-growing job corridors in the state. The 84,446-square-foot facility carries climate-controlled self-storage across a multi-level footprint, with two elevators and two stairwells moving tenants between floors and a finished commercial facade holding the corner.
Lehi has added rooftops and tech campuses faster than almost anywhere in Utah, and self-storage has had to follow that growth upward. A multi-level building puts serious rentable area on a parcel that single-story rows would have used up in a fraction of the units. Two elevators and two stairwells are not a small detail here, they are what keeps move-ins and move-outs flowing on a busy Saturday without a bottleneck.
Johnson Construction carried this one start to finish: structural framing on a steel building package supplied by Wasatch Structures, the exterior enclosure, interior unit installation, and finish work. The construction photography follows the sequence honestly, the steel frame standing open, then the wall panels, the interior partitions, the roll-up doors, and the completed storage hallways closing it all in. It is multi-story self-storage construction shown the way it actually goes together on a jobsite.
That full-scope delivery is where a general contractor earns its keep. The frame has to be right for the floor loads, the envelope has to seal the conditioned space, the corridors and doors have to match the unit mix, and the facade has to finish clean enough to lease from the road. On Timp Highway, all of it came from one builder holding one schedule.
For an owner weighing multi-level self-storage construction on a tight Utah County parcel, Timp Highway shows how vertical steel framing, a conditioned building envelope, interior corridors, and a commercial exterior come together as one working facility. This is the center of what Johnson Construction does as a self-storage general contractor.
